In short: This page covers “Villa Rewiring”. The work is carried out by Emirtech's team and its appointed subcontractors; connection approvals sit with ADDC in Abu Dhabi and AADC in Al Ain and their registered providers. Emirtech replies to enquiries the same working day and does not offer 24/7 or emergency call-out. A site survey comes first, then a written itemised quotation.

When does a villa need rewiring, and what does it involve?

Older or altered villas often show the same warning signs: brittle or discoloured cable insulation, an old fuse-wire or RCD-less board, recurring nuisance tripping across several circuits, warm switches or sockets, or simply a full renovation that makes new circuits worthwhile anyway. A single fault is usually a repair; several of these together point to a rewire.

A full rewire replaces the villa's final circuits and, normally, its distribution board — sized for the property with RCBO protection, a Type 2 surge protective device, and spare ways for future EV or solar additions. A partial rewire targets specific circuits or areas — a single floor, an extension, or the rooms with the worst wiring — while leaving sound circuits alone. Either way, we can stage the work room by room or floor by floor so an occupied villa stays partly live during the project, agreeing the sequence and any short supply interruptions with you at survey. Every circuit is run in new cable and containment, terminated to torque, and verified on completion: continuity, polarity, insulation resistance, earth-loop impedance and RCD trip-time testing, with a documented test sheet and circuit schedule on handover.

As always, our scope begins at the point of supply — the incoming service, metering and connection approval sit with ADDC (Abu Dhabi) or AADC (Al Ain). To scope a villa rewire, call +971 55 651 7843 or email [email protected].

Capabilities

Villa rewiring capabilities

Full villa rewires

Complete replacement of final circuits and containment for older or heavily altered villas.

Partial / staged rewires

Targeted rewiring of specific rooms, floors or circuits — staged to keep an occupied villa livable.

New distribution board

A modern board sized for the property, with RCBO protection, surge protection and spare ways.

Old wiring diagnosis

Assessing what can be reused versus what must be replaced, before committing to full or partial scope.

Making good

Chasing, patching and reinstatement handled to a tidy, maintainable standard, not just left exposed.

Testing & documentation

Full inspection and testing with a documented test sheet and circuit schedule on completion.

Scope — what we deliver and explicitly do not

Rewiring is core electrical work, but the regulated boundary still applies. We set it out before quoting.

  • We deliver: full and partial villa rewires, new distribution boards, staged room-by-room working for occupied villas, making-good of chased and patched surfaces, and inspection and testing with documented results.
  • We do not deliver: works on the public distribution network upstream of the point of supply, metering, utility connection approvals, stamped MEP drawings for authority submission, structural or civil works, and fire-alarm cabling design and commissioning.
  • We are not: a chartered engineering consultancy, a Society of Engineers member firm, ADCD-certified for fire systems, or the distribution company. Our ADMCC approval covers security systems work only; it is not an electrical utility authorisation.
  • We are not affiliated with: ADDC, AADC, TAQA, the Department of Energy Abu Dhabi, ADCD, or any main contractor or consultancy.
  • Geographic coverage is Abu Dhabi and Al Ain — electrical installation in Dubai is carried out by DEWA-licensed contractors and Emirtech is not DEWA-licensed, so we do not take electrical work in Dubai, Sharjah or the Northern Emirates. For the technology side of a Dubai project (IT, networking and smart home; CCTV is SIRA-regulated and should be handled by a SIRA-licensed contractor of the client's choosing) we can help, and we coordinate with your appointed contractor.
  • Owner-association or developer NOCs for work affecting shared services or the façade are the owner's to obtain; we will not start such works without the NOC in place.

Common questions

FAQs

When does a villa need a full rewire rather than a repair?
Signs it is time for a full rewire rather than another repair: brittle or discoloured old cable, a fuse-wire or undersized board with no RCD protection, recurring nuisance tripping across multiple circuits, warm switches or sockets, or a villa being fully renovated anyway. A single fault is usually a repair; several of these together point to a rewire.
Can you rewire my villa while we are still living in it?
Often, yes. We can stage a rewire room by room or floor by floor so parts of the property stay live while we work, agreeing the sequence and any short supply interruptions with you before starting. A fully vacant property is faster, but occupied-villa staging is normal and planned at survey.
Does a rewire include a new distribution board?
Usually. Old wiring is frequently paired with an outdated board that lacks modern RCD/RCBO protection, so a rewire is normally quoted with a new distribution board sized for the property, including surge protection and spare ways for future EV or solar additions.
How long does a full villa rewire take?
It depends on villa size, whether it is occupied, and how much of the existing containment can be reused versus replaced. We confirm a schedule at the survey rather than quoting a generic duration, and stage the work to minimise disruption.
Do you provide a test certificate after rewiring?
Yes — continuity, polarity, insulation resistance, earth-loop impedance and RCD trip-time testing, handed over with a documented test sheet and a labelled circuit schedule.
Do you do the electrical work for a villa renovation or extension?
Yes. We can carry out the electrical part of a renovation or extension, such as new circuits and board capacity for an annex or majlis, in an occupied villa room by room or in an empty shell. We do not produce stamped MEP drawings, and any approvals for the building work itself sit with you, your landlord or your contractor. Metering and connection sit with ADDC or AADC.
Which areas do you cover?
Abu Dhabi and Al Ain — villa communities across both. Electrical installation in Dubai is carried out by DEWA-licensed contractors and Emirtech is not DEWA-licensed, so we do not take electrical work in Dubai, Sharjah or the Northern Emirates. For the technology side of a Dubai project (IT, networking and smart home; CCTV is SIRA-regulated and should be handled by a SIRA-licensed contractor of the client's choosing) we can help, and we coordinate with your appointed contractor.
