What electrical work does Emirtech do in apartments in Abu Dhabi?

We carry out fault finding and repair, socket, switch, light fitting and ceiling fan installation, distribution board work inside the apartment, partial rewiring, and inspection and testing for tenants, owners and landlords in apartments and flats across Abu Dhabi. We reply the same working day to fault call-outs and test the circuit after each repair.

In apartment buildings the landlord and the building management have a say: permanent changes need the landlord's agreement, and the building's main supply, risers and meters sit with the building management and the distribution company, not with us.

What are the common electrical problems in Abu Dhabi apartments?

Most apartment call-outs are a handful of patterns: a breaker or RCD that trips, a circuit that has gone dead, lights that flicker, or a warm socket. This table shows the usual cause and what we do.

ProblemUsual causeWhat we do
Breaker or RCD keeps trippingOverloaded circuit, a faulty appliance, earth leakageIsolate and test the circuit, find the cause, repair it
Lights flickerLoose connection, or a dimmer and LED driver that do not matchTest the circuit and replace the mismatched part
Dead socket or light circuitLoose termination, tripped RCBO, failed accessoryDiagnose with instruments and repair
Warm or sparking socketLoose or damaged connection, overloaded circuitStop using it; we repair and test
Not enough socketsOlder layouts with few outletsAdd sockets from an existing circuit or a new dedicated one
Moving in or outUnknown condition of the installationInspect and test, with a documented condition report

See electrical repair and fault finding for how a call-out works.

Do I need the landlord or building management to agree?

For anything beyond a simple repair, usually yes. In a rented apartment the landlord decides on permanent changes such as new circuits or a different board, and the building management normally controls access and anything touching the building's risers or main distribution. We do not work on the building's main supply, risers or meter; those sit with the building management and ADDC. Ask your landlord or building manager before booking larger work.

How do landlords and tenants use an electrical inspection?

Between tenancies or before moving in, we inspect and test the installation and hand over a documented condition report, with a list of any remedial work. It records the measured results rather than a visual opinion. See electrical inspection, testing and certification, and for new buildings the handover checklist. For sockets, lights and ceiling fans see light, socket and ceiling fan installation.

Scope — what we deliver and explicitly do not

Apartment work follows the same honest-scope rules as the rest of our electrical pages.

  • We deliver: fault finding and repair, socket, switch, light fitting and ceiling fan installation, distribution board work inside the apartment (with the landlord's and building's agreement), partial rewiring, and inspection and testing with a documented result.
  • We do not deliver: work on the building's main supply, risers or meters, ADDC connection approvals, fire-alarm work, or a 24-hour service.
  • We are not: a chartered engineering consultancy or the distribution company. Our ADMCC approval covers security systems work only; it is not an electrical utility authorisation.
  • We are not affiliated with: ADDC, AADC, TAQA, the Department of Energy Abu Dhabi, ADCD, or any building manager or main contractor.

Common questions

FAQs

Do you work in rented apartments?
Yes. Repairs and small installations can go ahead once the landlord or tenant has agreed who is paying; permanent changes need the landlord's agreement, and the building management controls access to the building. We do not work on the building's main supply, risers or meter.
Can you add sockets or fit a ceiling fan in my apartment?
Yes. We add 13 A sockets from a suitable circuit or a new dedicated one, and we install ceiling fans and light fittings on correctly rated circuits and switches. See light, socket and ceiling fan installation.
How quickly do you respond to electrical faults at apartments in Abu Dhabi?
We reply the same working day to electrical fault call-outs in Abu Dhabi, apartments included. Call or WhatsApp +971 55 651 7843 within our operating hours, Monday to Saturday, 08:00 to 19:00. We are not a 24-hour service.
Can you test the electrics before I move into an apartment?
Yes. We inspect and test the installation and hand over a documented condition report with a list of any remedial work. See electrical inspection, testing and certification.
How much does an electrician cost for an apartment?
It depends on the job: a fault call-out, a new socket and a partial rewire are priced very differently. We quote after a short survey; indicative ranges are in the electrician cost guide.
Who pays for electrical repairs in a rented apartment in Abu Dhabi?
Abu Dhabi tenancy rules, as commonly summarised, make the landlord responsible for keeping the property fit for use, including the electrical system, unless the tenancy contract says otherwise, while tenants usually cover small day-to-day items such as light bulbs. Check your contract and speak to your landlord first; this is general information, not legal advice. We can test the installation and give you a documented result to share with your landlord.
Do you also work on villas and business premises?
Yes. For villas see electrician in Abu Dhabi for villas, including the district pages; for shops, restaurants, clinics and offices see electrician for shops, restaurants and offices.
Which apartment areas do you cover?
Abu Dhabi, including Al Reem Island, Al Khalidiyah, Al Markaziyah, Al Wahda, Al Raha Beach, Khalifa City, Yas Island, Saadiyat Island and Masdar City. Find us on Google Business Profile.
