What does electrical maintenance and an AMC cover in Abu Dhabi?

Electrical maintenance keeps an installation safe and reliable rather than waiting for it to fail. Our maintenance and repair scope covers fault finding and diagnosis (tripping circuits, dead sockets, failing lighting, overheating, intermittent faults), remedial and corrective works, distribution-board attention, thermal and visual inspection of boards and terminations, and periodic inspection and testing with a documented report. An annual maintenance contract (AMC) turns that into a planned schedule: agreed preventive-maintenance visits through the year, response for faults, and a single point of accountability. Because Emirtech already maintains CCTV, access control, structured cabling and EV charging, an electrical AMC can sit alongside those under one annual maintenance contract — the same team, one call, one report — instead of separate contractors who each blame the other. A typical AMC scope is agreed after a survey: number and frequency of visits, what is inspected and tested each visit, a reply the same working day for reactive call-outs, and what is included versus chargeable. For premium clients that means the property is looked after proactively; for value-focused clients it means predictable cost and no surprise call-out rates. To be explicit on the boundary: our scope begins at the point of supply, and utility-side faults, metering and connection matters sit with ADDC (Abu Dhabi) or AADC (Al Ain). Capabilities

Maintenance & repair capabilities

Fault finding & repair

Diagnosing tripping circuits, dead sockets, failing lighting, overheating and intermittent faults — then fixing the cause, not the symptom.

Planned preventive maintenance

Scheduled visits that inspect boards, terminations, protection and key circuits before they fail, recorded in a report.

Distribution-board attention

Torque checks, thermal inspection, protection verification and labelling correction as part of routine maintenance.

Periodic inspection & testing

Insulation resistance, earth-loop impedance and RCD trip-time testing on a periodic basis, with a documented condition report.

Call-outs

Reactive response for faults, with agreed response times for AMC clients across Abu Dhabi and Al Ain.

One contractor, one AMC

Electrical maintenance alongside CCTV, access control, cabling and EV charging under a single annual maintenance contract.

Scope — what we deliver and explicitly do not

Maintenance work is broad, so the boundary matters as much as the service. We state what an AMC includes and what sits elsewhere before we agree it.

  • We deliver: fault finding and repair, remedial and corrective works, planned preventive maintenance visits, distribution-board attention, periodic inspection and testing with documented reports, priority reactive call-outs, and combined electrical/ELV/CCTV AMC coverage.
  • We do not deliver: utility-side faults and works upstream of the point of supply, metering, statutory fire-alarm maintenance certification (an ADCD-certified provider), stamped MEP condition surveys for authority submission, and lift or mechanical-plant maintenance.
  • We are not: a chartered engineering consultancy, a Society of Engineers member firm, ADCD-certified for fire systems, or the distribution company. Our ADMCC approval covers security systems work only; it is not an electrical utility authorisation.
  • We are not affiliated with: ADDC, AADC, TAQA, the Department of Energy Abu Dhabi, ADCD, or any main contractor or consultancy.
  • Electrical coverage is Abu Dhabi and Al Ain. Electrical work in Dubai is carried out by DEWA-licensed contractors, and Emirtech is not DEWA-licensed, so we do not take that work in Dubai; we also do not mobilise to Sharjah or the Northern Emirates. For the technology side of a Dubai project (IT, networking, smart home) we can help and we coordinate with your appointed contractor, while CCTV there is SIRA-regulated and should be handled by a SIRA-licensed contractor of the client's choosing.
  • Works on the utility network upstream of the point of supply, metering and connection approvals sit with ADDC (Abu Dhabi) / AADC (Al Ain) and their registered providers — we say so in the written quotation.

Common questions

FAQs

What is included in an electrical annual maintenance contract (AMC)?
A scope agreed after a survey: the number and frequency of preventive-maintenance visits, what is inspected and tested each visit, a reply the same working day for reactive call-outs, and what is included versus chargeable. We can combine electrical with CCTV, access control, cabling and EV-charging maintenance under one annual maintenance contract so you deal with one team.
My circuit keeps tripping — can you find the cause?
Yes. Repeated tripping is usually an overloaded circuit, a faulty appliance, moisture ingress, a damaged cable or a failing protective device. We test to isolate the cause rather than just resetting the breaker, then repair or replace what is at fault and verify the circuit.
Do you offer both one-off call-outs and contracts?
Both. You can book a one-off fault call-out, or put the property on an AMC for planned visits and response. Value-focused clients often prefer predictable AMC cost and no surprise call-out rates; premium clients value the property being looked after proactively.
Do you provide a report after maintenance?
Yes. Preventive-maintenance visits and periodic testing are handed over with a documented condition report recording what was inspected, the test results, and any recommended remedial works — so you have a record and can plan budget.
Do you handle utility-side power problems?
No. Faults upstream of the point of supply, the meter and the incoming service sit with ADDC (Abu Dhabi) or AADC (Al Ain) and their registered providers. We diagnose the installation side, confirm whether the issue is internal or utility, and tell you plainly which it is.
Can thermal imaging be part of an electrical maintenance contract?
Yes. Periodic thermal scans of distribution boards and connections under load can be added to the preventive-maintenance visits. The frequency and scope are agreed after the survey, and any hot spots found are recorded in the condition report with a recommended remedy.
Which areas do you cover for maintenance and AMC?
Abu Dhabi and Al Ain only — villa communities, the city districts, and the industrial areas of Mussafah, ICAD and KEZAD, plus Al Ain.
