Mains-wired motors
Powered from a cable at the window, usually run during the electrical first fix. A reliable choice for new villas and renovations.
Plan the power point and the ceiling pocket before the walls and ceilings close.

Motorised curtains, roller blinds and shades for villas and apartments: what the options are, how they are powered and controlled, and what affects the cost. Free site survey, then a written quotation.
In short: motorised curtains and blinds open and close from a wall keypad, remote, app or voice command, and can follow schedules or scenes. Mains-wired motors suit new villas and renovations; battery or low-voltage motors suit finished homes and apartments. There is no price list: cost depends on the number and size of the windows, the fabric weight, the motor type and the control system. A free site survey comes first, then a written itemised quotation.
| Option | What it is | Best suited to | Watch out for |
|---|---|---|---|
| Motorised roller blinds | A fabric tube turned by a motor inside the roller | Glare and heat control on large windows; sheer solar fabrics keep the view and blackout fabrics suit bedrooms and cinema rooms | Light gaps at the sides unless side channels are used; very wide windows need stronger motors |
| Motorised curtain track | A ceiling or wall track that moves the curtains along a rail | Living rooms and majlis where a softer look is wanted; works with sheers and heavier drapes | Needs room for the stack-back and a power point near the track; heavy fabric needs a larger motor |
| Motorised Roman and slat blinds | Fabric folds or angled slats moved by a motor | Studies and kitchens where light angle matters | More moving parts; slat tilt and travel need careful calibration |
| Day and night double systems | A sheer layer and a blackout layer on separate motors | Master bedrooms and media rooms | Two motors per window, so more programming and cost |
| Skylights and tall voids | Motorised shading for glazing that cannot be reached by hand | Double-height spaces and skylights | Needs a survey for access, cable route and motor rating |

Rechargeable battery or low-voltage motors avoid new mains wiring, so they suit finished homes, apartments and rented flats.
Batteries need recharging, and the interval depends on blind size and use.
Each window or group can be operated from a wall keypad, a handheld remote, a phone app or a voice assistant, and set to open, close or stop at a position.
We set the open and closed positions during commissioning.
Blinds can follow a daily schedule, a good-morning or cinema scene, or a sun or temperature sensor to cut glare and solar heat.
Sensors reduce glare but do not replace good glazing or shading design.
Motorised shades can share scenes with lighting and climate in systems such as Control4, KNX or Lutron. Emirtech installs and programmes Control4 working with a third-party authorised dealer.
The brands guide explains how these systems compare.
We check that the motor and track suit the fabric and its weight. The fabric itself is normally chosen with your interior designer or curtain maker.
Share the fabric specification at survey stage.
The right motor depends mainly on whether the walls and ceilings are still open. A free site survey turns this into a firm recommendation.
Run the mains cables and form the ceiling pockets during the first fix, then fit wired motors. This gives the cleanest result and the most reliable operation.
Surface-mounted tracks and battery or low-voltage motors avoid chasing walls. Some rooms may still justify a wired motor where a cable route already exists.
Battery or plug-in motors keep the work small. Check your tenancy agreement and the landlord's approval before fixing anything to the building.
Where lighting, climate and audio are also being automated, the blinds are normally programmed into the same system so they share scenes with the lights. Control4 is the platform we most often propose, installed together with a third-party authorised dealer; we say so openly and show the alternatives.
There is no price list. The written quotation after the free survey lists every motor, track and control item so you can compare quotes. Brand names are trademarks of their owners; Emirtech is an independent integrator and holds no manufacturer-level credential.
