What is BACnet access-to-BMS integration in Abu Dhabi?

BACnet (Building Automation and Control Networks) is the ASHRAE-standard protocol that dominates Building Management Systems globally and across Abu Dhabi commercial premises. Access-to-BMS integration uses a BACnet/IP gateway between the access controller and the BMS head-end so cardholder events drive HVAC, lighting and energy logic. Typical use cases we configure: HVAC adjusts per occupancy (an access-granted event triggers the air-handling unit for that zone), lighting per occupancy (access enables zone lighting), security-mode interlock (after-hours mode plus perimeter armed ramps down HVAC to setback), and energy-management dashboards where access events feed BMS analytics for tenant billing and occupancy reporting. On the BMS side we can map objects toward Siemens Desigo CC, Schneider EcoStruxure Building Operation, Honeywell Niagara and Enterprise Buildings Integrator, Johnson Controls Metasys, ABB Cylon and Trane Tracer. Emirtech Technology is an ADMCC-approved (Abu Dhabi Monitoring and Control Centre) electronic security contractor founded in 2018, based at M44, Mussafah Industrial Area, Abu Dhabi, and reachable on +971 55 651 7843. We deliver the access-control-side BACnet/IP gateway commissioning, point exposure (door-open, door-forced, valid-read, area-occupancy), COV (change-of-value) subscriptions, BBMD configuration where networks are routed, and joint commissioning with the appointed BMS integrator. We are not a BMS engineering firm, not an ASHRAE-certified entity, and not an authorised distributor of Siemens, Schneider, Honeywell, Johnson Controls, ABB or Trane — those brands remain the responsibility of their appointed UAE distributors and the project BMS contractor. Our geographic scope for ADMCC-regulated electronic security work is Abu Dhabi and Al Ain only; SIRA-regulated work in Dubai is delivered through SIRA-approved partners, with Emirtech coordinating. Outside the BACnet gateway scope we install and commission the access control panels, readers, door hardware and head-end software in line with ADMCC requirements for electronic security systems. For a written scope of works against your BMS contractor's points list, ring +971 55 651 7843 or email [email protected].

Capabilities

BACnet access-to-BMS capabilities we deliver

BACnet/IP Gateway Commissioning

We configure the access-control-side BACnet/IP gateway or native BACnet driver, including device-instance numbering, UDP port settings, BBMD and Foreign Device registration so the BMS head-end discovers and binds the access points reliably across the network.

Occupancy-Driven HVAC + Lighting

Access-granted events expose area-occupancy objects to the BMS so HVAC schedules, VAV setpoints and lighting circuits respond per zone. We map door, reader and area objects against the BMS contractor's points list and verify COV subscriptions in joint commissioning.

Security-Mode Interlocks

After-hours mode, perimeter-armed status and intrusion states are exposed as binary BACnet objects. The BMS reads these to ramp HVAC to setback, dim lighting and adjust ventilation, with safe-fail logic agreed with the BMS integrator and reviewed at SAT.

Energy + Reporting Feeds

Cardholder, door and area events feed BMS analytics dashboards for tenant occupancy, energy consumption per zone and after-hours usage. We configure the access-side data feed; the BMS analytics module remains the BMS contractor's deliverable.

Where BACnet access-to-BMS integration fits

From Grade-A offices on Al Maryah Island to industrial campuses in Mussafah and Al Ain logistics parks, BACnet integration ties cardholder activity into HVAC, lighting and energy logic. We work alongside the appointed BMS contractor on a defined points list. Engineering Detail

Engineering detail on the access side

Point Mapping + Object Exposure

We map each door, reader, area and intrusion partition to BACnet objects (binary-input, multi-state-input, analog-value) and agree the points list, units and COV thresholds with the BMS contractor before factory-acceptance testing — avoiding rework on site.

BBMD + Network Routing

Where the access VLAN is separate from the BMS VLAN we configure BBMD (BACnet Broadcast Management Device) and Foreign Device registration so Who-Is/I-Am discovery and COV traffic traverse the routed network without unicast flooding.

Joint Commissioning + SAT

We support joint commissioning with the BMS integrator, including witness tests on occupancy-to-HVAC triggers, after-hours setback logic and safe-fail behaviour during access controller or network outages, with SAT records held for handover.

Documentation + Handover

As-built drawings, BACnet points-list spreadsheet, device-instance schedule, gateway configuration backup and joint-commissioning log are issued at handover, so the FM team and BMS contractor can maintain the integration without us holding lock-in.

Scope — what we deliver and explicitly do not

Honest scope before quotation. BACnet integration is a shared deliverable between the access contractor and the BMS contractor — we set out what sits with us and what does not.

  • We deliver: BACnet/IP gateway configuration on the access-control side, point mapping against the BMS points list, COV subscriptions, BBMD/Foreign Device routing, joint commissioning support, SAT participation and handover documentation across Abu Dhabi and Al Ain.
  • We do not deliver: BMS head-end engineering, controller programming, HVAC mechanical design, ASHRAE-90.1 energy compliance studies, tenant-billing analytics platforms or custom BMS dashboard development — those are the BMS contractor and MEP consultant's deliverables.
  • We are not: an ASHRAE-certified entity, a BMS engineering firm, a Siemens / Schneider / Honeywell / Johnson Controls / ABB / Trane authorised distributor, a SIRA-licensed contractor in Dubai, ISO 27001 certified, NESA / ADHICS / PDPL certified, a DoH-licensed clinical-systems contractor, or a 24/7 SOC operator.
  • We are not affiliated with: ASHRAE, Siemens Desigo, Schneider EcoStruxure, Honeywell Niagara, Johnson Controls Metasys, ABB Cylon, Trane Tracer or any authorised BACnet distributor in the UAE. We hold no manufacturer-level credential of our own.
  • We work strictly within the ADMCC-approved scope of work for electronic security and coordinate the BACnet interface as a defined sub-deliverable on the project.

Where the BMS contractor needs the access side integrated against a fixed points list, we issue a written scope and accept clear acceptance criteria — no overpromising on BMS-side deliverables.
