Scope — what we deliver and explicitly do not
Hudayriyat Island is a new master development with active community management, and homeowners deserve a clear, honest statement of what an independent integrator can and cannot do. Below is the precise scope for our Hudayriyat residential technology service.
- We deliver: Control4 smart-home automation, ADMCC-approved villa CCTV, Cat6a and fibre structured cabling, Wi-Fi 6/6E mesh, home cinema rooms, biometric and keypad access, IP video intercom, garden weatherproof CCTV and discreet outdoor audio for Hudayriyat Island villas and townhouses.
- We do not deliver: developer-side civil works, community-wide CCTV operated by the master developer, district fibre backbones, central community access barriers, road infrastructure, lift maintenance, MEP plumbing or any service that belongs to the master developer or community manager.
- We are not: SIRA (Dubai) licensed, ISO 27001 certified, NESA, ADHICS or PDPL certified. We hold no manufacturer-level credential of our own and we are ADMCC-approved for CCTV in Abu Dhabi.
- We are not affiliated with: Modon Properties, ADQ (Abu Dhabi Developmental Holding), Aldar Properties, Mubadala, Imkan, Reportage, Bloom Holding, any specific Hudayriyat Island community manager or developer — we are an independent residential technology vendor that any homeowner can engage directly.
- Geographic scope: we cover Abu Dhabi (including Hudayriyat Island, Yas, Saadiyat, Reem, Khalifa City, Mohamed Bin Zayed City, the island districts and the mainland) plus Al Ain. We do not hold SIRA approval; SIRA-regulated security work in Dubai (CCTV, alarm and access control) is delivered through SIRA-approved partners, with Emirtech coordinating. Can you integrate with the Hudayriyat community access system?
Where the master developer permits homeowner-side integration, we configure your IP intercom and access control to coexist with community gates and visitor management. We do not modify or replace community-managed infrastructure; that remains the responsibility of the developer or community manager.
How long does a typical Hudayriyat villa fit-out take?
The duration of a retrofit smart-home and CCTV package on an occupied villa depends on scope. New-build villas where we can pre-wire during finishing works are faster and tidier. We provide a written programme alongside the quotation so you can plan family routines around the works.
